The best viewing questions to ask

While trying to find the perfect home it’s important to know the right questions to ask when you are starting your viewings. A house is not just the land it sits on but the neighborhood it’s in and the community around. So here we’ve asked our Senior Sales Valuer Levi St John what are some of the most important questions to ask about a property, or the owner, while having a viewing. 

“Why are you looking to move?”

Asking why someone is looking to move house can give you some very helpful insights into the property and area. For example, if the owner is looking to find more space it could be important to note as it might be an issue for you a couple of years down the line. There also might be a more concrete reason for someone to move like a development being built down the road. While factors like this may not be the make or break they can be an indicator of what type of neighbourhood you will be living in in the near future and whether that matches your future plans.

“How long has the property been on the market?”

How long a property has been on the market is another question that can tell you a lot about the property. Especially with how fast the property market is moving currently. If a property has been on the market for more than 8 to 10 weeks it might be an indicator that the guide price is too high. If this is the situation then it might be beneficial to do some extra research on the property and the neighbourhood it’s in before making an offer. However, if a property is newly on the market with an ample amount of interest, it can be a positive indicator that the guide price is accurate. 

“How many viewing/offers have you had on the property?”

Knowing how many viewing and offers a property has had can be another indicator as to how accurate the guide/asking price is. If a property has only recently gone on the market and has multiple offers, that is a sign that the property has been valued accurately. Conversely, if a property has had a large number of viewings but no offers put down on it then it would be advisable to again do more research about the property before thinking about proceeding with a purchase.
