How to prepare to sell your home during lockdown

Have you been thinking about moving house during lockdown? Maybe you are looking for more outdoor space or somewhere that has room for a study as working from home becomes the norm? Even though the lockdown may currently be putting home-moves on hold, now is the time to be making preparations so you are the first to the market when restrictions are lifted.

Here are our top things-to-do ready to sell your home.

 

1. DIY Time

Now we are spending more time at home than ever, perhaps its a chance to make those ‘little fixes’ you’ve been meaning to do for years. It’s also a good opportunity to make your house presentable as possible for a ‘Virtual Valuation’.

 

2. Floorplans

Familiarise yourself with floorplans, which usually agents will provide online (all of our properties have them!). If you can work-out the measurements in your own home, so you can start to understand room sizes and the general space of a property without having been there.

 

3. Green Fingers

Rightmove has seen a significant spike of those looking for properties with a garden, therefore if you have a garden, make sure it is looking as presentable as possible. This will most likely be a big selling feature in the upcoming months. Even if it’s just cutting the grass and giving the fence a lick of paint!

 

4. Paperwork

When you want to put your property on the market, the agent will ask for paperwork such as your Mortgage in Principle, two forms of ID, utility bills and proof of ownership on your existing home. Make sure you compile all these documents ready.

 

5. Online Valuation

In the virtual world we are living in, using an online valuation tool, to value your home can give you a rough estimate of your property price. Using our valuation tool will also tell you whether there is a current EPC and others recently sold nearby. However, this doesn’t take into consideration, extensions, considerable renovations etc, but an agent would be able to provide you with a conclusive valuation.

 

6. Photography

Now, this one’s a bit ambitious, and we would always come and take high-standard photos of your home, however, if you have the eye for it (and the photography equipment), then try taking some photos yourself and send them in! We would be happy to offer advice on how they look, and could even use them to generate interest on your property right now!

 

So whilst the property market is on pause right now, (like everything else), it doesn’t mean you can’t be ready to sell when you can!
