Terms and Conditions  – Sell Your Home with James Douglas and Receive a £500 Online Voucher

1) The “Sell Your Home with James Douglas Newport and Receive a £500 Online Voucher

promotion (the “Promotion”) is offered by Seraph Estates (Cardiff) Ltd T/A James Douglas Sales and Lettings & NP Residential LLP (“the Promoter/us/we”), whose registered address is 1 St Martins Row, Albany Road, Cardiff, CF24 3RP/ 7 Baneswell Road, Newport, NP20 4BP. 

2) The Promotion is available for a limited time only from **20th January 2026** (“Start Time”) and shall automatically terminate at 23:59 hrs on **31st March 2026** (“Closing Time”).

3) The Promotion is open to eligible customers only. An eligible customer is one who:

   – Is 18 years or over;

   – Lists their property for sale with the Promoter between the Start Time and Closing Time;

   – Completes the sale of their property through James Douglas Sales and Lettings.

   Employees of the Promoter and their immediate families, as well as any other persons connected to the Promotion, are not eligible to participate.

4) To qualify for the Promotion, the customer must:

   – Instruct James Douglas Sales and Lettings to sell their property and sign a property sales agreement within the promotional period;

   – Successfully complete the sale of the property through James Douglas Sales and Lettings.

5) The £500 voucher (the “Voucher”) will be issued as an e-code for the customer’s choice of either Amazon.co.uk, John Lewis, Marks & Spencer or Love2Shop, or other major retailers may be considered. The selection must be confirmed by the customer prior to issuance and issued to eligible customers upon completion of the sale of their property. 

While the Promoter will endeavour to meet the customer’s preference of voucher provider, the final decision on the voucher provider remains at the Promoter’s absolute discretion to ensure security and ease of procurement.

6) The Voucher will be sent to the customer’s address or provided via email within **30 days** after the completion of the sale.

7) The Promotion is limited to one Voucher per property sale, regardless of the number of sellers involved in the transaction.

8) The Voucher is non-transferable, non-exchangeable, and no cash alternative is available.

9) The Voucher cannot be redeemed or exchanged for any other products or services offered by James Douglas Sales and Lettings.

10) By entering into a sales agreement with James Douglas Sales and Lettings, you agree to be bound by both the sales agreement and these Terms and Conditions.

11) The Promoter reserves the right to withdraw, amend, or terminate the Promotion without notice if unforeseen circumstances arise.

12) The Promoter will not be held liable for any loss, damage, or failure to deliver the Voucher due to circumstances beyond its control, including but not limited to incorrect customer contact details.

13) Any decision made by the Promoter regarding this Promotion is final, and no correspondence will be entered into.

14) By participating in this Promotion, you agree that the Promoter may use your contact details solely for the purposes of administering the Promotion, and for communicating with you in relation to the sale of your property.

15) The Promoter will process your personal data in accordance with the Data Protection Act 2018 and subsequent data protection laws. Your information will not be shared with third parties except as required by law or for the proper administration of this Promotion.

16) This Promotion cannot be used in conjunction with any other offer or promotion unless explicitly stated.

17) These Terms and Conditions shall be governed by and construed in accordance with the laws of England and Wales, and the courts of England and Wales shall have exclusive jurisdiction to settle any disputes arising under or in connection with the Promotion.

Terms and Conditions: James Douglas “Refer a Friend” Promotion

1. The Promotion The James Douglas Newport “Refer a Friend” promotion (the “Promotion”) is offered by Seraph Estates (Cardiff) Ltd T/A James Douglas Sales and Lettings / NP Residential LLP (“the Promoter”).

2. Eligibility

The Referrer: Must be a past or current client of the Promoter (either as a buyer, seller, landlord, or tenant).

The Friend (The Referee): Must be a new client who has not previously instructed the Promoter to sell a property or been in negotiations with the Promoter in the last 12 months.

3. The Reward

Upon the successful completion of the Friend’s property sale through James Douglas Newport branch, both the Referrer and the Friend will receive a £250 Online Voucher (the “Reward”).

The Reward is only payable if the Friend instructs the Promoter on a Sole Agency basis at our standard commission rates.

4. How to Participate

The Referrer must introduce the Friend to the Promoter prior to the Friend booking a valuation or instructing the Promoter.

This can be done via Email at newport@james-douglas.co.uk or by the Friend mentioning the Referrer’s full name and address at the time of their initial enquiry. Retroactive referrals (made after instruction) will not be honoured.

5. Conditions of Payment

The Rewards will be issued within 30 days of the legal completion of the Friend’s property sale and the settlement of the final sales commission in full to the Promoter.

If the Friend withdraws their property from the market or fails to complete the sale through the Promoter, no Reward will be issued to either party.

6. Limitations

There is no limit to the number of friends a Referrer can introduce.

Only one Referrer can be claimed per property sale.

This Promotion cannot be used in conjunction with the “£500 Voucher for Selling” offer. The Friend must choose which single promotion they wish to apply to their instruction.

7. General

The Voucher is non-transferable, non-exchangeable, and no cash alternative is available.

The Promoter reserves the right to withdraw or amend this offer at any time without notice.

The Voucher will be issued for a major online retailer (e.g. Love2Shop, John Lewis, Marks & Spencer or Amazon) at the Promoter’s discretion. Other major retailers may be considered. The selection must be confirmed by the customer prior to issuance and issued to eligible customers upon completion of the sale of their property. 

While the Promoter will endeavour to meet the customer’s preference of voucher provider, the final decision on the voucher provider remains at the Promoter’s absolute discretion to ensure security and ease of procurement.
